Default having been made in the
payment of the indebtedness secured
by that certain mortgage executed
by Ernest Gray, Jr. and wife, Minnie
L. Gray, to United States of America,
acting through the Farmers Home
Administration, United States Department of Agriculture, on January 23,
1984, said mortgage being recorded
in the Office of the Judge of Probate of
Clarke County, Alabama, on January
24, 1984 at Book 655, at Page 428,
as Document Number 01172. United
States of America, acting through the
United States Department of Agriculture Rural Housing Service (RHS),
formerly Farmers Home Administration, the current holder, under and by
virtue of the power of sale contained
in said mortgage, will sell at public
outcry to the highest bidder for cash,
in front of the main entrance of the
Clarke County Courthouse, in Grove
Hill, Alabama, on November 21, 2024,
during the legal hours of sale, the following described real estate, situated
in Clarke County, Alabama, to-wit:
Begin at the NW Corner of the SW
1/4, run South 1 degree 29 minutes
East for 822.6 feet to the point of beginning, continue for 79 feet, thence
East for 558.4 feet to the Jackson and
Choctaw Bluff Road, thence North 16
degrees 55 minutes West, along said
road for 82 feet, thence West for 534.4
feet back to the point of beginning,
containing one (1) acre, more or less,
and being a part of the SW 1/4 of
Section 2, Township 5 North, Range 3
East, Clarke County, Alabama.
LESS AND EXCEPT THEREFROM:
All oil, gas and other minerals in, on
and under the above described real
estate together with all necessary
rights of ingress and egress for the
production and development of
same, which has been reserved by
a prior owner.
More commonly known as: 488 Choctaw Bluff Road, Jackson, AL 36545
This Property will be sold on as “as
is, where is” basis, without warranty or
recourse, expressed or implied as to
title, use and/or enjoyment and will be
sold subject to the right of redemption
of all parties entitled thereto. Alabama
law gives some persons who have
an interest in property the right to
redeem the property under certain
circumstances. Programs may also
exist that help persons avoid or delay
the foreclosure process. An attorney

This sale is made for the purpose of
paying the indebtedness secured by
said mortgage, as well as the expense
of foreclosure. The successful bidder
must tender certified funds by noon
the next business day to Law Office

Certified funds must be in the form of
a wire transfer, bank or credit union’s
cashier’s check, or bank official check
payable to Halliday, Watkins & Mann,
P.C. Halliday, Watkins & Mann, P.C.
reserves the right to award the bid to
the next highest bidder should the
highest bidder fail to timely tender
the total amount due. If sale is voided,
Mortgagee/Transferee shall return
the bid amount to the successful purchaser and the Mortgagee/Transferee
shall not be liable to the purchase for
any damages. If the sale is set aside
for any reason, the purchaser at the
sale shall be only entitled to a return
of the deposit and bid amount, if paid.
The Mortgagee/Transferee reserves
the right to bid for and purchase the
real estate and to credit its purchase
price against the expenses of sale
and indebtedness secured by the
real estate. This sale is subject to
postponement or cancellation.
