Hunt, and Dillard’s, to name a few. This massive influx of businesses has, not surprisingly, changed the socio-economic scene significantly from where it was some decades ago. Indeed, the commuter towns near these corporate headquarters are among the wealthiest in the state.
Recently, we’ve been analyzing states in terms of their ZIP codes and which ones are the most expensive, in terms of home values. We’ve been exploring the U.S. South lately, such as the most expensive ZIP codes in North Carolina as well as in Virginia. Now, it’s Arkansas’s turn.
Read on to find out the most expensive ZIP codes in Arkansas in 2024, based on the latest data from Zillow’s home value index.
The Most Expensive ZIP Codes in Arkansas
Relying on data from Zillow’s home value index, as well as the Census Bureau’s 2023 American Community Survey, we analyzed thousands of ZIP codes across America as part of this series on wealth in our country. Once we collected all the financial information we needed on these ZIP codes, we focused specifically on those in Arkansas.
The Zillow home value index tracks (as of November 2024) the home values of 305 ZIP codes in Arkansas. As part of our analysis, we took into consideration the latest monthly home values Zillow has — November 2024 — as well as the average of 12 months of median home values from December 2023 to November 2024.
Below are the 25 most expensive ZIP codes in Arkansas.
The Top 5 Most Expensive ZIP Codes in Arkansas
The No. 1 most expensive ZIP code in Arkansas is 72718, which is centered on Cave Springs. This location is right in the cockpit of an arc of cities that includes Bentonville, Rogers, Lowell, Springdale, Johnson, and Fayetteville; this area is a big center for corporations and a major hub for business in general. The entire U.S. South saw outsized growth in home values, and ZIP code 72718 is a prime example. The median home value rise by 67.6% over the last five years, from $310,514 in November 2019 to $520,565 in November 2024. Incomes are high here, especially in relation to home prices. The median household income is $141,404 and the average household income is $162,939.
The No. 2 most expensive ZIP code — 72712 — is centered on Bentonville, which is the headquarters of Walmart. Home values here have seen historic gains. Back in November 2019, the median home value in ZIP code 72712 was $255,649. Five years later, it had grown by 84.2%, reaching nearly $471,000. A big positive for those living in this ZIP code is how well the average income can sustain the typical home value in the area. The average household income is $155,757, which makes the median home value only three-times the income; in many, if not most, housing markets in the country, the ratio is far, far, far worse.
The No. 3 most expensive ZIP code in Arkansas — 72223 — is in western Little Rock. This ZIP code contains a number of communities and sights, such as River Valley, Pinnacle Valley, Duquesne Place, Aberdeen Court, and Bayonne Place. It also is home to Wildwood Park for the Arts. Home value appreciation was slower here than in the No. 1 and No. 2 most expensive ZIP codes: 32.5% from $346,316 in November 2019 to $459,548 in November 2024. The average household income in ZIP code 72223 is far higher than the median, at $162,727 versus $99,063. More than one-fifth of households earn $200,000 or more.
The No. 4 most expensive ZIP code in Arkansas is 72713, which covers part of Bentonville. This ZIP code experienced explosive growth in home values. From a median home value of $266,874 in November 2019, values rose by 71.3%, reaching a new median of $457,216 in November 2024. For homeowners here, these home values are pretty easy to sustain. The median household income in ZIP 72713 is $117,752, while the mean household income is $146,537. And if you’re wondering what I mean by “sustain”, just compare a median home value of $457,216 to an average household income of $146,537: The home value is roughly three-times the income. Compare that to ZIP code 20814 (roughly Bethesda) in our analysis of the most expensive ZIP codes in Maryland: There, the ratio of the median home value to income is four-to-one, and in places like New York and New England, not to mention the West Coast, the ratio climbs higher and higher.
The fifth most expensive ZIP code in Arkansas is 72732, which is centered on Garfield, but its most alluring site is Beaver Lake. Incomes in ZIP code 72732 are noticeably lower than in the other top five most expensive ZIP codes: $68,548 median household income and $98,023 average household income. The speed with which home values rose here clearly left income growth in the dust. From November 2019, when the median home value was $227,541, home values have soared by 80.8%, reaching well over $411,000 as of November 2024. The U.S. South is filled with ZIP codes just like these in Arkansas, which have witnessed unprecedented surged in home values and list/sale prices.
